What signing this dumpster rental contract means.
Chiefly, this “Dumpster Rental Agreement” is between JoCo Dumpsters, LLC and the renter. To explain, new clients sign the Dumpster Rental Agreement prior to or at the time of delivery. Indeed, by signing the renter acknowledges and agrees to all requirements, plus responsibilities associated within.
Recurring rentals and signing the contract
In general, any additional dumpsters scheduled within one year follow the same contract terms. Notably, this ensures consistent service, improving efficiency to repeat renters, and streamlines operations for JoCo Dumpsters, LLC.
Ownership of the dumpster and the dumpster rental contract
Finally, all dumpsters, equipment, and materials provided by JoCo Dumpsters, LLC are the sole property of JoCo Dumpsters, LLC. Therefore, the renter obtains no ownership, interest, or rights to the dumpster beyond the temporary right to use it under the terms of this Agreement.
Dumpster rental, delivery, & placement,
Firstly, for “employee safety”, phone contact between JoCo Dumpsters, LLC and the Renter is made prior to delivery of any dumpster to any residence, business, or jobsite. Delivery will not occur without confirmed communication.
Additionally, every Renter shall provide a suitable and safe site for placement of the dumpster(s). Also, the Renter grants JoCo Dumpsters, LLC the right to access the dumpster(s) at reasonable times for delivery, relocation, servicing, and pickup.
Plus, the Renter ensures a minimum of fifteen (15) feet of overhead clearance from trees, wires, structures, or any other obstructions. As well as a minimum of thirty (20) feet of straight, unobstructed space is required to safely deliver or retrieve a roll-off dumpster.
Moreover, the Renter is responsible for protecting the dumpster from damage, misuse, vandalism, or unsafe conditions while it is on the property.
Obtaining permits
Explicitly. the renter is solely responsible for obtaining any and all permits required for the placement, use, or operation of the dumpster. In fact, the Renter agrees to pay any fines, penalties, or fees resulting from failure to obtain the necessary permits.
Payment terms and authorization
Furthermore, payment for the dumpster rental is due at the time of the initial delivery. Or by the agreed date. Plus. the Renter agrees to pay JoCo Dumpsters, LLC all charges occurred due to the rental.
Relocating the dumpster rental
Absolutely, the renter shall not move, transport, or relocate the dumpster(s), while they are in the renter’s possession.
As this need occurs, please contact JoCo Dumpsters LLC. Also, give 24 hours’ notice to relocate a dumpster. Also, a relocation fee applies.
Dumpster rental period
To demonstrate, JoCo Dumpsters, LLC currently provides dumpster rental periods ranging from one (1) to fourteen (14) days. Furthermore, each rental period ends when the agreed number of days is fulfilled or the dumpster is full, whichever occurs first. Unless additional rental days (“add-on days”) is requested and approved.
"Add-On" days
Additional rental days must be requested by the renter in a timely fashion.
Approval of additional days is at the sole discretion of JoCo Dumpsters.
Each additional day is billed at the current per-day rate.
Request must be made before the scheduled pickup date.
In effect, approval is not guaranteed and depends on scheduling, availability, and operational needs.
Max rental days before dump
Notably, dumpsters should be emptied at least every (90) days. Thus, any required dump ends the rental period.
Loading and preparing the dumpster for pickup
Specifically. the renter is responsible for ensuring the dumpster is serviceable and ready for pickup at the scheduled time. If the dumpster is unserviceable, additional fees may apply. Importantly, all dumpsters require secure tarps during transport. Definitely overfilling containers cause tarp damage and creates unsafe hauling conditions. Finally, the unserviceable dumpster is the renter responsible for removing excess materials or correcting the unsafe condition. Also, we request that Renters avoid exceeding 7,000 lbs. dump load.
Inspect the dumpster for the following violations:
Dumpsters obstructed by vehicles, equipment, debris, or other barriers, “un-serviceable dumpster”
Dumpsters overloaded, “excessive weight”.
Dumpsters filled above the approved load heigh, “unsafe hauling”
Forbidden items hidden inside the dumpster. “Landfill fines”
Any conditions preventing safe tarping, loading, and transport
Renter requesting additional rental days as the driver arrives for pickup
Dumpster rental pickup
Essentially, we pick up each dumpster at the end of the rental contract period. However, this occurs earlier as the dumpster becomes full. Also, it is the Renter’s responsibility to notify JoCo Dumpsters, LLC as the dumpster is ready for pickup and or full.
Consequently, as necessary—and only to ensure safe retrieval of the dumpster—JoCo Dumpsters, LLC will dump or remove excess or prohibited debris on-site. In short, this action is solely to maintain safety and compliance with the terms agreed upon in this contract. Lastly, any associated fees or cleanup costs resulting from this action is the Renter responsibility.

Hazardous Waste - Dumpster Rental Agreement
Most prohibited items are hazardous or require special recycling as the dumpster rental agreement states. If you have any of these materials, contact us or your local landfill for guidance on proper disposal. We are happy to help you determine the correct method to disposal.
Plus, the dumpster rental agreement binds the renter fully responsible for all associated fees. This includes landfill fines, additional disposal charges, and penalties for improper or mixed waste. These charges are billed directly to the renter and must be paid in full. Landfill fines can range from $100 to over $300, and these penalties are added on top of the standard dump fee. Plus, some landfills charge for yard waste mixed with C&D or MSW materials.

Incurring TICKETS, FINES, AND LIABILITY Charges
In contrast, as JoCo Dumpsters, LLC or staff receives tickets, citations, or fines related to heavy loads, unsecured loads, unsafe hauling, or littering during transport, all associated costs will pass directly to the Renter. Thus, the Renter is fully responsible for ensuring safe and compliant loading.
LOADING EXTREME WEIGHT
Accordingly, extremely heavy dumpsters, incur additional rental fees, in addition to standard Weight Overage Charges. Whereas, the Renter is responsible for damages or expenses incurred by JoCo Dumpsters, LLC due to excessive weight, including but not limited to equipment damage, lift system damage, and additional dump or transport costs.
Furthermore, we will charge the renter a non-serviceable dumpster fee if we cannot service the container. Please do not hide forbidden items in the dumpster. Anything concealed at the bottom will surface during the dumping process. If we discover hidden prohibited materials, the renter will be charged an additional removal fee for proper disposal.
Weight overage charge: up to $65 ton
Debris exceeds dumpster fill line: $50.00
Additional Days: $5 per day
Relocating a dumpster: up to $100
Unserviceable dumpster: up to $100
Forbidden item we remove from landfill. up to $50.00 per item
When dumping the load, items in the bottom of the dumpster come out on top.
Incurring Liability and Damages
JoCo Dumpsters, LLC is not liable for any claim for damage or loss by the Renter or any person arising from the delivery, placement, servicing, or pickup of the roll-off dumpster. This includes, but is not limited to, damage caused by JoCo Dumpsters trucks, staff, or trailers while performing services related to the dumpster.
The Renter understands and agrees that JoCo Dumpsters is not responsible for any damage to lawns, grass, dirt areas, driveways, asphalt, concrete, pavement, or any other surfaces if the Renter requests the dumpster to be placed on such areas. The Renter assumes full responsibility for surface damage resulting from the placement or removal of the dumpster.
DAMAGE TO DUMPSTER
The Renter is responsible for any and all damage to the dumpster while it is in the Renter’s possession. This includes, but not limited to, fire damage, hazardous materials, chemicals, contaminants, excessive weight, misuse, or by the use of machinery such as backhoes, forklifts, skid steers, excavators, or any equipment used to load, unload, or attempt to move the dumpster. The Renter is charged for repair or replacement costs resulting from any such damage.
Dumpster Rental Contract Indemnification
The Renter hereby releases JoCo Dumpsters, LLC from any and all claims, losses, liabilities, or damages arising out of the Renter’s use, operation, loading, or possession of the dumpster. The Renter agrees to indemnify, defend, and hold harmless JoCo Dumpsters, LLC, its owners, employees, and agents from any claims, demands, damages, costs, or actions of any kind related to or resulting from the Renter’s use or misuse of the dumpster, including but not limited to property damage, personal injury, or violations of local, state, or federal laws. This obligation applies regardless of whether the renter, any third party, or any governmental authority brings the claim.
Force Malejure
Additionally, JoCo Dumpsters, LLC is not liable to the Renter for any failure to perform services, delays, or interruptions caused by events beyond its reasonable control. Namely, such events include, but are not limited to, fires, floods, natural disasters, severe weather, changes in law or regulations, accidents, equipment failure, road closures, traffic conditions, labor shortages, or any other unforeseen circumstances that prevent or hinder performance. By all means, such event shall not constitute a breach of this Agreement
Binding Arbitration
In particular, any dispute, claim, or conflict arising out of or relating to this Agreement, while providing services or the relationship between the parties, is resolved through binding arbitration. In fact, Arbitration is conducted in accordance with the applicable rules of arbitration in the state where the service is provided. Definitely, the arbitrator’s decision is final and binding upon both parties. And each party is responsible for its own attorney’s fees unless the arbitrator rules otherwise.
